Parking is one of the last major asset classes still priced by hand. A car park generates a continuous stream of demand data, yet most operators still charge a single flat rate that ignores it. GENIE brings the revenue-management discipline that transformed airlines and hotels, demand forecasting, dynamic pricing, yield management and calibrated overbooking, to private parking, as software that runs on the systems operators already have.
Who GENIE is for
GENIE is built first and foremost for private parking operators and garage owners, the people responsible for what each space earns, running off-street car parks on a parking management system with a mix of subscribers and transient drivers. It fits naturally alongside two adjacent owners of the same problem:
- Real-estate and asset owners who treat parking as an income-producing asset and want its NOI to keep pace with the rest of the portfolio.
- Event venues with sharp, event-driven demand peaks, where the right price at the right moment decides whether the car park is full or half-empty.
What we believe
Two convictions shape the product. First, that operators should stay in control: GENIE optimises only within guardrails the operator sets, and shows the reasoning behind every decision, no black box. Second, that a pricing partner should share the risk: GENIE is priced on outcomes, so it only earns when the operator earns more.
