Dynamic pricing for car parks

Dynamic pricing for car parks means the parking rate changes automatically with demand instead of staying flat. GENIE is an AI pricing engine that sets a price for every hour, higher when demand is strong, lower when it is weak, so each space earns closer to its true value, within limits you control.

What is dynamic pricing for parking?

Dynamic pricing, also called demand-based or yield pricing, means adjusting a parking space's price to the demand for it at that moment. Airlines and hotels have done this for decades: the same seat or room costs more when it's scarce, less when it isn't. A car park works the same way, a space left empty at 3pm can never be sold again.

Flat rates leave money on the table both ways. When demand is high, an underpriced car park fills up and turns away drivers who'd have paid more; when it's low, an overpriced one sits half-empty. Dynamic pricing closes both gaps by moving the rate to where demand actually is.

How GENIE sets the price

GENIE forecasts demand before it arrives and prices against that forecast, learning continuously from two kinds of signal:

From these it predicts occupancy for the hours and days ahead and sets the price that maximises revenue and occupancy together, over the long run, not just the next hour, so a short spike never comes at the cost of your regulars.

You stay in control

Dynamic pricing doesn't mean handing your rates to a black box. You set the guardrails, floors and ceilings, how far and how fast a rate can move, and protected rates for subscribers or specific segments. GENIE optimises only inside those limits, and every change is visible and explainable, so you always know why a rate moved.

Does dynamic pricing actually work for parking?

The mechanism is well established: demand-based pricing is standard across aviation, hospitality and increasingly parking, because unused inventory is lost forever. In GENIE's own simulations it lifts parking revenue by up to 40% versus a flat rate, a modelled result, not a guaranteed outcome, that depends on your asset, your demand, and how far your pricing sits from the optimum. The revenue calculator gives an illustrative range for your car park.

The other two levers

Dynamic pricing is one of three levers GENIE optimises together, with subscription optimization, the right subscriber-to-transient mix, and smart overbooking. See how it works for the full pipeline.

Dynamic pricing FAQs

Will dynamic pricing annoy my regular customers?

It doesn't have to. You can cap how high and how fast prices move and protect subscriber and regular rates, so regulars are shielded from volatility. In practice dynamic pricing often means lower prices during quiet hours, which regulars experience as fairness rather than a penalty.

Is dynamic pricing for parking legal?

In most European markets, private operators are free to set and vary their own prices, and clearly displaying the current rate is generally what the law requires. Rules differ by country and for regulated or on-street parking, so confirm the specifics for your market, but demand-based pricing itself is a long-established, legal practice in aviation, hotels and parking.

Do I need new hardware for dynamic pricing?

No. GENIE is software that connects to your existing PMS and access-control system through its API or export feeds. Nothing is installed at the barrier and nothing changes about how drivers pay.

Which parking systems does GENIE work with?

GENIE is built to be PMS-agnostic and integrates via API or export feeds with major platforms including DESIGNA, SKIDATA and Scheidt & Bachmann, and via the APDS parking data standard where supported.
